It’s 5 a.m. and time for David Neves to “sharpen the saw.” On go the Nike running shoes and he’s off! Sharpening the saw is a favorite phrase of David as he is a big fan of Stephen Covey’s The 7 Habits of Highly Effective People. He lives and breathes effectiveness.
The Glass is always “half full.”
Throughout his life, David’s been known for his abundance of energy and his positive outlook. Two important activities laid the foundation for David’s work ethic: the study of piano and the quest to become an Eagle Scout. Both of these took planning, practice, hard work, and sacrifice. David’s determination to be an Eagle Scout was realized in the shortest time allowed – two years. He had to reach multiple levels of achievement with their own requirements. Each was a goal in itself. Goal set – goal met! This developed the habit of the Scout’s motto, “Be Prepared.”
“Does anyone wanna go dance up on the roof?”

Clients Speak Out about David
Jim and I would like to take this opportunity to thank you. You did such a great job marketing our house, and we were so amazed that in this economy and market that our home sold in 2 weeks, with 17 showing and not only one but two offers !!! We would certainly recommend you to our friends and neighbors if they ever plan to put their home on the market!!! In fact, we already have, and would not be surprised if you get a call from them! You were upfront and honest with your assessment of our home and what we could realistically expect for pricing it. You steered us in the right direction, our home is SOLD and we are on our way to be with our children and grand children in Arizona. – Kris and Jim Farrlley
David Neves is the best Realtor we’ve ever used. He knew the right buyer was “out there” for our house and to this end, he worked tirelessly to market our home. He knew our neighborhood and focused on the positive attributes of our house. He left no potential market untouched and was prepared for any contingency.
We chose David as our Realtor (after interviewing several) for the following reasons:
1. We saw from his mailing list that he continually sells houses.
2. He was thorough and knew our competition.
3. He was realistic with assessing the value of our home and let us know what we could expect to receive for our house with facts and supporting data.
We told our friends and neighbors what a pleasure it was to work with him because he is very personable and at the same time a pure professional. David is the Realtor to call if you really want to get it sold.
Thanks David for making our time of transition a smooth one. – John & Sonia Miller
I just wanted to let you know that our agent, David Neves in Jacksonville is by far the best real estate agent I have ever had the pleasure of working with. My wife gave him a pretty long list of things she wanted and didn’t want – with only about 3 days to do his homework before we began looking. On top of all that, we had 2 days to find a house. Due to her work schedule that was just all we had; one weekend. This agent was able to come up with no less than 15 homes for us to look at. All of them met my wife’s criteria. I was absolutely amazed. Also, he worked very hard on our behalf once we selected a home to make an offer on. If it had not been for his experience and aggressive nature, I’m not sure our offer would have been accepted. He went out of his way to make this experience a true pleasure for us. That is saying a great deal given the fact that we were absolutely dreading that whole process. – Matthew R. Meadows
Mac was just as excited and stunned as I was that the buyer accepted our counter offer considering it was over our asking price and over his pre-qualification amount. It seemed to me to be a bold move, but I was totally confident that you knew what you were doing, so just went with it. The outcome is above our bottom line price and the costs at closing are manageable; therefore we are really pleased. Again, thank you for your guidance, your hard work, and your patience with us being out of state. I just told my sister what an awesome realtor we have!
We will definitely recommend you to anyone we come across that may be buying or selling a home down there AND when we return to Florida at some point, we will definitely look you up…..so don’t retire or leave!! – Mac & Leslie Gamache
David – you simply made a very stressful situation more comfortable. Thanks for your professionalism and follow up. Your knowledge of the market helped us to quickly narrow down our community search and ultimately locate our new home here in Nocatee. If I can ever be of assistance in the future don’t hesitate to call. – Ken and Lisa Ayers
I wanted to thank you for the terrific job you did in selling our home in World Golf Village. After spending six frustrating months with another realtor your marketing plan, broad advertising and pro-active approach had our home sold within three weeks. Wow! I can’t imagine how hard you worked for us, while balancing all your other clients as well. And, as evidenced by the growing “Rockin’ the East” signs in the neighborhood you are convincing others how well you understand the market and how hard you are willing to work for them. Quite simply… You do it all, and do it very well. Thank you for the hard work, for the friendship and for the enjoyable times spent in NE Florida. We are happy here in North Carolina, but will always remember how you made the sale of our Florida home an enjoyable experience.
All the BEST, and we look forward to seeing you again soon! — Ed Fahy
Dear David Neves:
I’d like to take a few minutes to say “Thank You” for your effective and efficient Real Estate services, selling my 12700 Bartram Park Blvd, Jacksonville, FL 32258 property. I appreciate the speed and efficiency in which you listed the property (excellent virtual tour), to the closing of the property, going above and beyond and hammering out the deal to completion.
It is Real Estate experts like you that prove the right way to sell a property is by using a qualified “Real Estate Professional”. I appreciate the times that you kept on top of me to get you the information you needed to negotiate and finalize the deal.
The bottom line is that you professionally got the job done and got it done in an expedited manner. It was a relief to get this property sold in the current real estate market.
Thanks so much. It was a pleasure working with you and everyone at Watson Realty in this endeavor. May your future success be only limited to where you wish to be.
Yours Truly, Rick Mente
Angela and I wanted to take a moment and thank you for your assistance in selling our home. Regrettably we utilized the services of 2 other agents and to say the least they did not do their “due diligence” in selling our home. Our home was priced aggressively and showed well, however the lack of marketing and drive from the realtor cost us $$$$ thousands of dollars.
I have been in sales for 18+ years and am a firm believer that 10% of the sales people produce about 90% of the results. Because of your marketing plan and drive (work ethic), I’d put you in the top 10%.
Sincerely, The Rossi Family….
